Councilman Mike Polensek Overseeing Building Boom in Ward 8
Apr 16, 2025
Councilman Mike Polensek is excited to see a surge in new housing construction across his ward, particularly in the North Shore Collinwood area, where single-family homes and row houses are on the rise.
On Westropp Avenue, three modular homes are planned, with one already under construction by Rebuild Cleveland. The neighborhood’s proximity to the Waterloo Arts & Entertainment District adds to its appeal, attracting both new homeowners and local artists.
Rebuild Cleveland is also spearheading a new proposed development called Arcade Place, which will add six attached townhomes at the corner of East 156th Street and Arcade Avenue—the former site of Fanny’s Restaurant. For more information on available properties, visit Rebuild Cleveland’s website.
These projects add to the momentum created by Habitat for Humanity of Greater Cleveland, which is currently constructing 10 single-family modular homes at East 164th Street and Grovewood Avenue. Each of these homes will feature three bedrooms, two bathrooms, a full basement, and a garage. The development sits across from Humphrey Park, and also has easy access to the Collinwood Recreation Center.
Looking ahead, Rebuild Cleveland has plans to develop 64 homes throughout the city, with a strong focus on North Collinwood—an area quickly becoming a center for revitalization. Cleveland Neighborhood Progress is also contributing to the momentum, with plans to build new homes and renovate existing ones in the community.
“This is an exciting time in Ward 8,” stated Councilman Polensek, who has promoted redevelopment in the community for years. “These new housing projects will complement the work that is already underway to expand the Cleveland Metroparks along the lakefront and to create more public access along the lakefront.
With support from Councilman Polensek, the City of Cleveland’s Department of Economic Development recently acquired the former Dave’s Supermarket site and is now working with the Cuyahoga County Land Bank to secure additional parcels along Lakeshore Boulevard for future development.
This year is turning out to be an exciting one for the North Shore Collinwood neighborhood and beyond.
